We define success differently.
As stewards of adaptive reuse and historic preservation, we believe in sustainable spaces, community-driven development, and functional design for high-impact (and high performing) assets.
Our Approach involves 5 pillars:
1 / Adaptive Reuse
We believe that adaptive reuse is not only an environmentally sustainable way to approach real estate development, but also a way to honor the history and character of a place. By adapting existing buildings for new uses, we can create spaces that are both functional and beautiful while also reducing waste and preserving resources. Our adaptive reuse projects, like 335 Commons and Carline Center, are testaments to our commitment to creating spaces that are both sustainable and historically relevant.
2 / Historic Preservation
We believe that historic buildings and structures are an important part of our shared cultural heritage, and that preserving them is crucial to creating vibrant and authentic communities. That's why we approach historic preservation with care and respect, working closely with experts in the field to ensure that our projects meet the highest standards for preservation while also meeting the needs of modern occupants. We are proud of the historic preservation work we have done with buildings like CLIO and Campbell House, and look forward to continuing to honor our shared past in future projects.
3 / Community Engagement
We believe that real estate development should be a collaborative process that involves and empowers the local community. That's why we prioritize community engagement in all of our projects, working closely and early on with neighborhood associations, business owners, city governments and other stakeholders as much as possible. Whether it's through public meetings, community workshops, or online forums, we are committed to listening to and learning from the people who experience our projects. Our community engagement efforts like Campaign Rename and La Flor Del Pueblo (in partnership with APS) have resulted in spaces that are truly by and for the people. The result is better when it’s community-informed.
4 / Public Art
We believe that public art has the power to transform communities, bring people together and spark conversation and creativity. That's why we work with local artists and arts organizations to incorporate public art into our projects whenever possible. From murals and sculptures to performance spaces and cultural collections, our projects are designed to celebrate the creativity and diversity of the communities in which they are located. Check out some of our public art projects, like the Covarrubias Collection and Treeo, to see how we are using art to build more vibrant and connected communities.
5 / Sustainability
We believe that sustainability is not only good for the planet, but also good for business. That's why we approach sustainability with a holistic perspective, considering everything from energy efficiency and water conservation to material sourcing and waste reduction. We are proud of the sustainability achievements we have made on projects like Campbell House and Carline Center, and we are always looking for new and innovative ways to reduce our environmental impact while also creating beautiful and functional spaces.
